दादरी के बोड़ाकी गांव में प्रस्तावित मेट्रो स्टेशन की आहट के साथ ही आस-पास के गांवों की प्रॉपर्टी के दामों में उछाल आ गया है। गांव के लोगों ने अपने खेतांे की जमीन के रेट बढ़ाकर बताने शुरू कर दिए हैं। वहीं, बोड़ाकी व आस-पास के गांवांे की जमीन खरीदने के लिए बाहर के प्रॉपर्टी डीलर गांवों में चक्कर लगा रहे हैं। उधर, ग्रेटर नोएडा अथॉरिटी बोड़ाकी गांव में बनाए जा रहे मेट्रो स्टेशन के लिए जमीन को एक्वॉयर करने का प्लान बना रही है।

बोड़ाकी गांव में मेट्रो स्टेशन बनाने की प्लानिंग की जा रही है। वहीं, दादरी के रेलवे स्टेशन को रेलवे जंक्शन बनाया जा रहा है। इसके चलते अथॉरिटी ने आसपास कमर्शल सेक्टर बनाने की भी योजना बनाई है। लिहाजा प्रॉपर्टी डीलरांे ने ऐसे गांवों को चिह्नित कर लिया है जो मेट्रो स्टेशन से दो से तीन किलो मीटर की दूरी पर हैं। उनकी नजर बोड़ाकी, दतावली, चिटैहरा, पल्ला बील, कठेडा आदि गांवों पर है। इसके अलावा वहां एक निजी बिल्डर की टाउनशिप भी बना रही है। इन सब प्रोजेक्टों को देखते हुए बाहर के प्रॉपर्टी डीलर ग्रेटर नोएडा के जमीन अधिग्रहण से पहले जमीन की तलाश में जुटे हैं। प्रॉपर्टी डीलरों का मानना है कि ऐसे एरिया में रेट बढ़ने तय हैं। दनकौर के एक प्रॉपर्टी डीलर धनेश नागर ने बताया कि बोड़ाकी व आसपास गांव के लोगांे ने जमीन का रेट काफी महंगा कर दिया है। चिटैहरा गांव के निवासी बिजेंद्र भाटी ने बताया कि जिस दिन से बोड़ाकी गांव में मेट्रो व रेलवे जंक्शन बनने की बात शुरू हुई है उस दिन से हर रोज प्रॉपर्टी डीलर गांवों में घूम रहे हंै और लोगों से सौदा कर रहे हैं। इसी के चलते खेती करने वाली जमीन के रेटों को भी बढ़ा दिया गया है।
कमर्शल सेक्टर की योजना
अथॉरिटी मेट्रो स्टेशन के आसपास कमर्शल सेक्टर बसाना चाहती है। इसके चलते प्रॉपर्टी डीलरों ने मेट्रो के पास वाले स्थानों को चिह्नित करना शुरू कर दिया है। लोगों का मानना है कि जहां मेट्रो स्टेशन बनेगा, वहां कमर्शल सेक्टर की बहार आ जाएगी।

There is unprecedented boom in the property market after the advent of metro rail in the NCR. Property rates in different parts of Delhi skyrocketed which were connected from the project. Prices of both residential and commercial properties doubled and even trebled in a limited span of two-three years. However, this phenomenon is not only limited to Delhi but is impact is even being felt in other parts of NCR such as Greater Noida. By November, Metro will reach even more close to Noida and it has been decided that it will be connected to Greater Noida. This will result in direct connectivity of Delhi from Greater Noida. 4-years-ago it had been decided to take out metro from Delhi. This resulted in sudden spurt in the property prices of Noida. Both authority and private builders enhanced property rates. Authority had enhanced the rate by 20 percent and private builders increased rates about 40 percent. All the plots near metro became precious.


It is to be noted that Greater Noida Industrial Development Authority has has already sanctioned extension of Metro Rail The DMRC has already prepared detailed project report (DPR) on the proposed extension of the Metro Rail from Noida. The authority announced that from now on the developers or individuals bagging plots falling in the category of industrial, institutional, IT parks, builder schemes will now be required to pay 5 per cent as registration amount and 10 per cent of the total amount within the next60 days.

Of the remaining 90 per cent amount the Greater Noida Industrial Development Authority is offering a moratorium on the interest for two years, whereby the amount can be paid in four equal installments.

Let us try to see Greater Noida Metro proposed route. cc. However scheduled speed will be just 45 km per hour. There are 24 proposed stations on the route. Seven stations will be in the range of greater Noida. On an average capital price of residential property in greater Noida varies from Rs 23,000 to Rs 28,000 per sq meter, while rentals vary from Rs 2,500 to Rs 8,000 per month. In the relatively posh localities like Alpha, Beta and Gamma, a 3BHK built in area of 200 sq m is priced at Rs 27,000 per sq meter. The 8-lane Expressway connecting Noida-Greater Noida to Agra promises to put the twin cities’ real estate on fast track. In the Special economic zones (SEZs), hotels, and commercial and residential complexes coming up on the Noida-Greater Noida Expressway offer great scope for strong and sustained growth for all real estate segments. There are 40 sectors along the expressway that have been divided into four zones under the ‘Noida Master plan 2021′ to ensure balanced development amidst population explosion.

As per DPR metro railway will start from Noida City Centre and it will cross through sectors 50,51,83,101,143,147 of Noida. In addition to that sector-96,97,98,99,100,133,131,134,135,136,137,141,151,158 and 162 of Noida. The first station in the Greater Noida will be Knowledge Park and last station will be Pari Chowk. Builders are now excited about coming of metro in Greater Noida as they will be able to better market their projects. There are two dozens Housing projects in both sides of 22-kilometer expressway . Those who think that getting roof in Noida is costlier can think of Greater Noida. The metro rail is Indo-Japanese project is expected to be completed by 2013. This is not the only thing that will alter the transport landscape of the region apart from this, a mega rail-corridor will start from Boraki near Dadri. In such a scenario a surge in demand for office space, many real estate developers have launched various residential and commercial projects at Noida and Greater Noida. This mark the beginning of a shift of the development-axis of builders from Gurgaon to these twin cities. Every township has its own advantages and disadvantages. Every township grows and reaches its peak of development and there is stagnation at the top. Out of the total length of the expressway which is around 23 kms, three kilometers of the expressway fall under Greater Noida and the rest in Noida. The 321 hectares of Greater Noida land, which is within one km of the expressway, has been a major source of attraction for realtors, IT companies and educational institutions among others. Authorities have also planned development projects on each side of the expressway in phases to give a boost to IT and ITeS sectors.
