Prepare proposal for widening highways, UP tells Ghaziabad

Senior officials from the Uttar Pradesh government have asked the Ghaziabad administration to prepare a proposal for widening national highways, so traffic flow in the district can be eased. ;”>After inspecting some areas, Principal Secretary Durga Shankar Mishra directed the authorities to send a proposal for widening the National Highway-58 (Delhi-Meerut road) eight-lane and joining it with National Highway-24 to make things easier for people commuting between Delhi, Noida and Ghaziabad.

A plan to construct a flyover akin to the one at AIIMS has also been discussed, and would soon be sent for approval.

GREATER NOIDA: The Master Plan of the Greater Noida Phase-II development project has been formulated by the Authority and is ready to be put up for approval in the forthcoming board meeting of the authority on May 15. Greater Noida Development Authority CEO Rama Raman said, “Minor glitches in the Master Plan have been fixed and all details of the project have been worked out.”

Following approval by the board, the projects will begin. The development projects include six expressways, overbridges, flyovers, residential, educational, industrial and commercial hubs. Authority officials said that a scheme for nearly 20,000 residential plots would be launched after the plan is approved. At present, details of this scheme are being worked out.

Noida Authority approves extension of Metro’s line 8

The Noida Authority on Monday gave in principle approval for extension of proposed line 8 — Janakpuri to Kalindi Kunj — up to Botanical Garden in Noida Sector 32. While the Delhi cabinet and the group of ministers have already given its approval to the project, senior DMRC officials said approval an

d signing of memorandum of understanding between the Noida Authoirty officials and Delhi Metro Rail Corporation (DMRC) is mandatory to ensure immediate construction.

The 3.7-kilometre extension will have just one station en route — tentatively named as Amity Metro station for its proximity to Amity University — and will end at the existing Botanical Garden Metro station. The extension is likely to cost R786 crore.

Noida Extension/ Yamuna Eway Land Acquisition issues

While farmers agitation/High Court land acquisition denoticification are unfortunate events for GNoida/YEIDA, there could be a some opportunity for properties in legal areas in Ghaziabad and Noida in short term because of following

  1. In recent times, Yamuna Expressway plots had stolen thunder as far as plots in NCR are concerned. It now appears that some of the land on YE townships/sectors may not be in possession of Govt. It would be an understatement that the prices on YE were crazy (15-30 K psy) for a region that cannot boast about any nearby school/hospital/jobs in the vicinity, but that did not deter investors to pour funds in the region. YE plots are a good 100 km return drive from Noida/DND. Considering the costs of toll @ Rs1.5 per km and petrol prices where they are now, it was a non-starter from day-one. A small needle can really puncture bloated area if not supported by genuine demand.
  2. At the same time genuine plots of GNoida sectors (Eta/Site-C/Ansal Golf Link 2) and Ghaziabad (Wave City NH-24, RajNagar Ext)) begged for attention as their prices are not only less than YE but they can boast of better existing infrastructure/Schools/Jobs/metro.
  3.  The flats in Noida Ext were sold because they were cheapest in NCR. However, now legitimate areas in Noida (Sector 7x, eway), Ghaziabad (NH-24, NH-58), Crossing Republic and RajNagar Ext could see a rebound and genuine demand.
  4. The NE areas where high court has denotified were never given possesion by authority to builders. This means if the registry has been done for the land by the builder, it is safe. Some of the better builders in Noida Ext impacted by denotification are planning to re-allocate flats in other legal areas wherever feasible as per their feelers.
  5. The days of reasonably-priced plots and flats may be getting over. The land aquisition process would now become tougher and costly process at the expense of development and land-less service middle class.All political parties are bending over backwards to woo the farmers. No one really thinks about a huge middleclass who aspires to have reasonably-priced homes. The future trend would be that the builders have to buy their land directly from villagers (not through public service garb) at the market rate.

We suggest to tread with caution till UP election scheduled in May/June 2012. Happy investing

नोएडा एक्सटेंशन में अधर में लटके 10 हजार फ्लैट्स!

नोएडा। नोएडा एक्सटेंशन हजारों लोगों के लिए बड़ी टेंशन बन गया है। शाहबेरी गांव की जमीन लौटाने के हाई कोर्ट के आदेश और बिल्डरों के लुभावने वादों की पोल खुलने के बाद इलाके में सन्नाटा पसरा है। जिन लोगों ने यहां फ्लैट बुक कराए हैं अब उन्हें इस बात की फिक्र सता रही है कि क्या उनके पैसे वापस मिलेंगे। किसानों के मुताबिक अथॉरिटी ने शाहबेरी गांव की जमीन का अधिग्रहण ये कहकर किया था कि यहां विदेशी कंपनी लगाई जानी है लेकिन अथॉरिटी ने बिल्डरों की मिलीभगत से ये जमीन हाउसिंग प्रोजेक्ट के लिए अलॉट कर दी।

जानकारी के मुताबिक ग्रेटर नोएडा अथॉरिटी ने यहां चार बिल्डरों आम्रपाली, सुपरटेक, महागुन और गौर संस को जमीन अलॉट की थी। लेकिन शाहबेरी गांव के 156 एकड़ जमीन के अधिग्रहण पर हाईकोर्ट ने सवाल उठाते हुए जमीन आवंटन को रद्द कर दिया है। हाई कोर्ट ने जिस जमीन पर सवाल उठाया है उसमें आम्रपाली का स्मार्ट सिटी, सुपरटेक का इको विलेज फेज-टू का कुछ हिस्सा है। इनके अलावा महागुन ने अपने फ्यूचर प्रॉजेक्ट्स के लिए इसी गांव में जमीन ले रखी है और गौर संस के टाउनशिप का कुछ हिस्सा भी शाहबेरी में पड़ता है। ऐसे में यहां तैयार हो रहे करीब 10 हजार फ्लैट का निर्माण अधर में लटक गया है।
